Seeing friends with thriving Substacks made me wonder what my angle would be if I did one, and I realized housing was the beat that excited me and where I felt there was a relative lack of coverage. But that it didn't make sense until I thought the housing market had bottomed.

In June, I realized that time had come. Obviously, housing vibes remain poor, particularly after the rise in rates in July, but they were even worse in 2011 when housing bottomed after the GFC. I think the timing of doing this now while everyone is focused on AI makes sense.
