We're at the point in the RE cycle where sunbelt multi is underwritten with a DOWNSIDE case of: 4.75 cap exit and annual rent growth of 11% (vs. 14% in base case). This deal has 50/50 promote, 3.6 going-in cap rate, SOFR+375 debt (3 yr IO, 68% LTC on senior). And it'll get done.
